Project Overview

Sweeney Consulting Group, LLC is passionate about providing affordable housing, education towards homeownership, financial assistance to homeowners in pre-foreclosure and temporary housing for the homeless. The initial market area will be for the residents of Greenville County, South Carolina and surrounding areas. Our solution will be to accomplish the following Goals: 1. Purchase a facility to house homeless families or emergency house for families due to home displacement or domestic abuse. 2. Provide education and training seminars for preparing to become a homeowner – initial financial health check-ups, budgeting, saving toward a downpayment, the homeownership process. 3. Identify homeowners in need of financial assistance to save their homes from foreclosure. 4. Provide financial assistance and temporary housing as needed if/when the homeowner’s home is seized. 5. Identify existing homes in need of renovations to bring up to market value for rental or flipping for profit. 6. Identify existing land to purchase for building affordable housing communities. 7. Create a network of Minority owned businesses to perform the renovations and build of the affordable housing communities.

Executive Summary

Sweeney Consulting Group, LLC is a 6-year-old privately owned business by Tammy L Sweeney with the assistance of her daughter, Nikole Sweeney. The business currently offers Mobile Notary Services as both Tammy and Nikole are State of South Carolina Commissioned Notaries. Due to the increase in unemployment and other factors prevalent in the low to mid income households, attaining homeownership and proper housing for the homeless, Sweeney Consulting Group, LLC is passionate about providing affordable housing and education towards homeownership for the residents of Greenville County and surrounding areas. Mission Statement: To provide access to affordable housing, education on the steps to become a homeowner, financial assistance to homeowners in pre-foreclosure and temporary housing for the homeless. The day-to-day operations will be performed by Tammy Sweeney along with the assistance of 2 Executive Administrators responsible for identifying opportunities to purchase distressed properties and engage with homeowners needing assistance due to foreclosure or tax-liens against their homes. Once identified, a project will be created to purchase property and/or provide financial assistance to the homeowner or in some cases homeless families. The only criteria for providing services is to confirm there is an immediate need that can’t be met by the client. Once the client is approved, they will be required to enroll in the Homeowner Education Program which will help with budgeting, saving and overview of the real estate buying process. These educational programs are available at no cost to current and prospective clients. Networking with other Home Assistance Programs will be an important factor in ensuring the most up-to-date information is available for training. Instructors will be paid per monthly session to provide training in a facility location to be leased. As distressed properties are acquired, a network of skilled labor will be formed to address renovations as needed for each housing project. Offering work to Minority owned businesses will be the priority to help provide funding for their businesses to continue growing. Skilled labor businesses include but not limited to: • Builders – external and sheet rock • Concrete finishers • Electricians • Flooring – tile/carpet/hardwood • Brick and Vinyl • Carpenters • Plumbers • Glass and Window Installers • Landscaping and Land Grading • Home Improvement Businesses
