Executive Summary

Serenity Gardens is intended to be established in Wickenburg, AZ 85390 with the expectation of rapid expansion in the construction industry. The Company solicits financial backing to be able to introduce its new service (described below). Business Description The Company shall be formed following Arizona state laws and headed by Doug McElroy. With our collected group of specialty contractors, we have over a combined 100+ years of experience in real estate renovation, management, sales, marketing, and customer service; along with a deep devotion to helping others, our founding team has the diverse capabilities to take on a large project and see it through to completion. Doug McElroy has managed and overseen people and projects for over 40 years and will lead this project. Mission Statement Our Mission is to help low-income senior citizens in the United States by developing a resort-style retirement community that can accept Hud housing assistance for each single senior or senior couple as full rent. This will help our beloved elders have more discretionary funds and enable them to lead healthier, happier lives in their golden years with other seniors and activities to enjoy on an ongoing basis. Rent is increasing right now in many communities across the country. Many Seniors face difficult housing decisions because rent is continually increasing, and they can’t afford to stay. They shouldn’t have to choose between paying their rent or buying prescriptions. This cycle will be broken with Serenity Gardens, we put people before profit. New Service The Company is prepared to introduce the following service to the market: Retirement Community Rental Residence: Our service helps low-income Seniors have real quality and affordable rental housing. After paying into Social Security for 50 years and seeing the minuscule returns as a result, we saw the need to help low-income senior citizens have a more secure, affordable, and enjoyable life by building a retirement community that is subsidized by HUD so our seniors can have the retirement home security they deserve. There are over 15,000,000 low-income senior citizens in the United States to date. Most true low-income senior residences have long waiting lists and cannot keep up with the demand. And that demand is growing substantially daily with over 10,000 baby boomers turning 65 every day, and this growth will continue for 15 more years. One more sad fact is, that it takes 38 months for a senior citizen who qualifies for HUD housing assistance to get the help they need. We do not want our seniors to have to wait that long to have a secure home, so we are including grants for those who are waiting for their HUD subsidy to take effect so our Seniors can move into our Retirement Community immediately and start enjoying their retirement with other seniors. * Elderly Poverty Statistics (2023): Senior Poverty Rate | ConsumerAffairs Funding Request The Company requests the total funds of $253,024,572.00 over the course of 1 year to be used for the following purposes: To build a much-needed retirement community in Wickenburg, Arizona. Financial predictions suggest a minimum percent return on investment by the conclusion of the financing period. Business Goals and Objectives Short-Term Goals Our Short-term goal is to acquire 100+ acreage to develop and build a 400 home Retirement Community in Wickenburg, Arizona. Long-Term Goals Provide affordable homes to help our older adults, 62+, who are being priced out of market-rate housing, low-income apartments are difficult to find, have long waiting lists, and have unrealistic eligibility requirements. Currently slated for 10 locations in Arizona and looking at expanding to other states. Our first retirement community in Wickenburg, Arizona will have 400 homes. The average HUD housing subsidy is: 1 bedroom = $959 per month. 2 bedrooms = $1,213 per month. 100 homes @ $959 = $95,900 300 homes @ $1,213 = $363,900 income per month, $459,800 With projected monthly expenses of $79,500, there is a substantial profit of $380,300 per month or $4,563,600 annually. What will happen to these funds? The remaining funds will be donated to local programs, reinvested in our community, expanding Serenity Garden models across the country, and charity organizations. We have already started partnerships with several Charities that share our vision and goals of improving lives every day. Phoenix Children’s Hospital believes providing world-class care for every child is more than a mission—it’s their promise. They are not just one hospital. They are an integrated pediatric health system answering the needs of children and families across the state, region, nation, and world. One project we hope to help fund is their Behavioral Health and Homeless Youth Outreach and Expansion. In the United States, suicide is the second leading cause of death in ages 10-34, and in 2019, Arizona’s suicide rate was the 13th highest in the country. Arizona is also one of the most under-resourced states: according to federal guidelines, 88.9% of Arizona communities do not have enough mental health providers, placing Arizona in the bottom third of all states. As stakeholders in the community, we must find a way to pull children and adolescents off the path toward suicide and out of the orbit of endless waiting for access to a behavioral health provider. Phoenix Children’s is committed to designing the solution to do this given that half of the children with mental health disorders are not receiving treatment. Alex’s Lemonade Stand – who doesn’t love lemonade? This vision was started by one small lemonade stand that Alexandra started to raise money for her own treatment. She raised an astonishing $2,000 in one day while fighting her own battle with cancer. The foundation was started after she passed away to continue her legacy. Their mission is to change the lives of children with cancer through funding impactful research, raising awareness, supporting families, and empowering everyone to help cure childhood cancer. This is proof that one person can make a difference. Serenity Gardens will be part of the village it takes to conquer childhood cancer. These are just a few examples of how we will give back to our community and improve the lives of many on our journey.
