Project Overview

Everyone in the United States has the desire to aspire and participate in the American Dream. A significant part of that Dream includes the freedom associated with being financial stable, having a healthy and joyous lifestyle, being free to worship as one chooses, living in a desirable and safe neighborhood, and having the hope of home ownership. We at The Haven Village of Columbiana are passionate about providing that opportunity for many senior citizen residents who presently may be economically challenged and unable to afford such a dream. Our resort style amenities and planned activities for socialization and a healthy lifestyle are planned to ensure that residents receive a 5-Star living experience to begin the journey to the American Dream. The Haven Village of Columbiana, UA, a Senior and Retirement community in Columbiana, Alabama, USA, will have 400 units for singles and couples’ accommodations and will allow our community residents to have a positive cash flow to help create a more stable financial position for them. It will also allow our Infinity Community Members enough cash flow to implement more humanitarian projects in their communities. One goal is to first help our community members become financially stable while they also help others. Another goal is to help the whole Columbiana community while impacting the well-deserving seniors in a positive way. Columbiana is a small community of 4000 people, consequently, the Senior development will have a tremendous economical impact. Being a small city, the Seniors can easily become an integral part of the population. This will be a true “win win”. This can be a model for other small towns across the country, many are economically depressed and need the stimulus that a Senior development will provide, both economically and from the many contributions the seniors will provide throughout the community. Being a small town, the Senior Village will quickly become the face of Columbiana and future growth and development will be centered around it. To that end, buying as much available property as possible, in and around Columbiana, to make sure future developments meet the positive needs of both the Seniors and the community, as a whole, is an important objective.

Executive Summary

The Haven Village of Columbiana, UA, will be formed as a private Unincorporated Association, under Alabama state laws and headed by Charles Sellers. The Company solicits financial backing to be able to introduce its outstanding new services. We have investigated what retiring or senior residents would like to have in their home and community and will make extraordinary efforts to provide those facilities and services. Our unrelenting effort will be to truly provide a 5-Star living experience for our residents. Business Description Dr. Sellers has over 40 years of business experience in real estate renovation, management, sales, marketing, and customer service; along with a deep devotion to helping others. He and his team have the diverse capabilities to take on a large project, see it through to completion, and then manage it in a positive way. They are well versed in knowing how to solicit experts, such as, engineers, attorneys, CPA’s, construction heads, promotion teams, and customer service personnel, who can fulfill their roles in achieving a successful venture. Our project, known as: “The Haven Village of Columbiana, UA” will develop a community of 400 single-story homes and be located on about 500 acres of residential property in Columbiana, Alabama. These quality homes are designed for the comfort, safety, and efficiency for mature individuals. Each home has a one-story floor plan containing 2 bedrooms, 2 baths, plus an office. Many excellent unexpected features, such as hardwood flooring, granite countertops, tile bathrooms, walk-in bathtubs, trash compactors, storm shelters, a screened-in porch and golf carts, will add comfort and ease of living for residents. That design along with resort type amenities and planned activities will provide an as-close-as-possible ideal living environment for our residents. Our vision is to help residents with healthy alternatives and enjoyment by having facilities and arrangements to make available fresh seasonal vegetables and fruits at bulk prices as well as some staple items. This will require a large scale growing and processing operation. For 10 months of the year, fresh produce will be available for the Seniors, as well as, employment for those that desire it. We envision cooperation with other retirement communities, sharing the fresh vegetables and fruits, and other items, to add to the value of living with us. Ideally, the property will allow for future expansion of the project, using the same amenities and programs, after the initial project is complete. Business Mission Our Mission is to develop a total community to help senior citizens in the United States. Developing a resort style retirement village that is beyond reasonable in cost will help our beloved elders have more discretionary funds and enable them to lead a healthier, happier life in their golden years. Our service will provide residents with real high quality, energy efficient, and affordable housing in a very desirable, popular, highly sought area. Our desire is to keep the rent cost the same as HUD assistance provides. If necessary, in order to maintain a positive cash flow, a community fee could be implemented. After they worked and contributed to Social Security for 50 years, seniors saw miniscule returns as a result; therefore, there was a great need to help senior citizens have a more secure, affordable, and enjoyable life. There are well over 55,000,000 senior citizens in the United States and about 50% of them are economically insecure. Most affordable senior residences have long waiting lists and cannot keep up with the demand. And that demand is growing substantially with over 10,000 baby boomers turning 65 every day. This growth will continue for 15 more years, according to https://www.consumeraffairs.com. The Columbiana area is a desirable retirement location being close to the metropolitan area of Birmingham, yet, rural, small, and spacious. Our project will be a prime destination for many who cannot afford housing in this area without some major consideration as we would provide. Many older adults are economically insecure in The United States of America while about 50% of seniors rely on Social Security for most of their income. Over the next 10 years, the number of elderly Americans without homes could triple. Poverty affects older adults differently than other demographics — these individuals are especially vulnerable to economic instability when their physical health, cognitive abilities and social networks decline. Our goal is to build a highly desired, but affordable, senior retirement village, provide desired services and activities, and then share our model with other group members who have a heart to help more senior citizens in their state. We intend to keep building more Retirement Villages to help those Senior Citizens who have worked hard all their lives and deserve better. One more sad fact is, it takes 38 months for a senior citizen who qualifies for HUD housing assistance to get the help they need. We do not want our seniors to have to wait that long to secure good housing, so we are including grants for those who are waiting for their HUD subsidy to take effect so those Seniors can move into our Retirement Village immediately and start enjoying their retirement with other seniors. * Elderly Poverty Statistics (2023): Senior Poverty Rate | Consumer Affairs Additionally, the Columbiana area has many churches, and many seniors want to participate in church services and activities. Therefore, we plan to provide several vans or buses to area churches with the agreement they will provide the needed transportation to our senior community. Columbiana is a “bedroom community” of Birmingham, Alabama. This provides Seniors access to a large metropolitan area with exceptional Medical facilities. Two popular tourist destinations, Lake Martin and Lake Mitchell, are only a few miles away.
