Project Overview

The purpose of the Industrial Innovation for Families Program (IIFP) is to provide workforce opportunities, innovation, and basic needs for families. The program will provide manufacturing projects coupled with a workforce home buying program. Funding provided to the IIFP would be used to purchase and fully develop industrial and residential sites in areas that would benefit from overall economic impact with job creation and industry.

Executive Summary

Donjon Development (A corporation in formation) will use funds allocated to the IIFP to purchase industrial and residential land, install utilities, rough grade, and perform all vertical construction for end use projects. Funding will be used to manage, develop, and facilitate site selection for innovators in various industries. Our vision is to prepare the way and provide the landing ground for Innovation. Sectors that we would target include, but are not limited to; Clean Energy, World Hunger, Clean Water, Alternative Powered Vehicles, Healthcare Technologies, Biotech, Artificial Intelligence Systems, Nanotechnology, Aerospace Technologies, Augmented Reality, Cybersecurity, Energy Efficiency, etc. All these would find a home in research and manufacturing parks supplied by the IIFP. The program not only aims to house industries, but also individuals and families through residential development project. This project will initially be focused in North Carolina utilizing economic incentives, grants, and abatements offered by local municipalities. As projects are funded and developed, the program’s vision is to use funds generated to continue to develop and manage similar sites across the world. Donjon Development has partners experienced in development and construction. Additional employees and partners will be required to manage the IIFP. The vision is to use IIFP funding to establish a development office that will be self-sustaining with cash-flowing properties owned by the group. Phase I of funding would be to purchase Land from on and off-market listings, Land Auctions, and any other means available. Currently there are 946 Residential and 906 Industrial/Commercial properties that have been selected for development. If acquisition of these properties is not ultimately feasible then other properties will be selected. As part of the IIFP, residential developments will be built out with homes that the program could offer discounted sales prices to employees, owners, managers, etc of projects that will ultimately occupy the industrial developments. An application process will be developed to be approved upon to include individuals and families working in projects associated with the IIFP. USE OF FUNDS: 1.
