Project Overview
LYSARODA AFFORDABLE HOMES: Ghana is situated in the Western part of Africa and has a population of about 35 million people (about twice the population of New York). It has 16 Regions. There is a constant population increase in the capital cities, leading to a housing deficit of 1.8 million, and everyone needs a comfortable home to stay, but the migration of people to the Regional Capitals leads to such a huge deficit in housing, they migrate to look for jobs, Education, and others like to do Businesses. Lysaroda plans to build affordable housing in 5 major Reginal Capitals in the Country, namely the Ashanti Region, Eastern Region, Western Region, Bono East Region, and Upper East Region, for a period of 10 years. Lysaroda Affordable homes, aims at helping to reduce the deficit in one of the heavily populated cities in Ghana, called Kumasi in Ashanti Region. The Project will acquire a 60-acre land to build 187 affordable homes for the people in the city of Kumasi. migration to this City is high due to its location, and its natural resource; it is a rainy forest zone, business and farming city, with rich cultural, and economic activities, it has a bustling market which migrants sell a wide range of goods such as textiles, electronics, and traditional handicrafts, and industrial sector with many factory workers who are mainly migrants. The city is home to many metal working, and mechanical engineering firms, as well as textile and clothing industry with many factories, and at the end of a hard-working day, everyone needs to return to a home which is conducive and comfortable to rest and continue work the following day, and these comfortable homes are lacking to the middle-income earners. The Ashanti Region in Ghana has a Population of 5,440,463 (about twice the population of Arkansas in the USA). Lysaroda homes will step up in the Ashanti Region with funds from Infinity International if granted the amount of $116,953,254.00 (One hundred and sixteen million Nine hundred and fifty-three thousand two hundred and fifty-four United State Dollars) to build 187 affordable homes in the period of 30 months ( 2 and a half years),to reduce the deficit in housing at Kumasi which is the capital city of the Ashanti Region and sell for cash or Mortgage, and rent the condominiums, to repay Infinity International who funded the building project, to be able to continue with their business Plan.
Executive Summary
Lysaroda homes will use multiple Contractors to build the project, which will aim at building for home migrants, and migrants from the diaspora, who have been deported and normally will always choose Kumasi as their home due to the opportunities in the city. Some do not usually want their families to know they have been deported back to Ghana, with having nothing to offer them so they stay in the cities to work and be able to support themselves before going to their families; Middle income earners like nurses and teachers plus other workers will benefit from Lysaroda homes. The homes will be affordable to them at a 20% discounted price of the market value. Lysaroda will be managed and operated day to day by the owner who is the Chief Executive Officer, along with 2 administrators, 2 Secretaries, 3 Estate developers, and 1 road Contractor, 2 accountants and 1 accounts clerk. The project will provide insurance coverage for its 120 workers. Once the 60-acre Land is purchased, the CEO will liaise with landlords, and town planning to get building permits and land transfer done. A road contractor will clear trees and bushes to construct a road leading to the land. A fence wall will immediately be built to demarcate the project area for a gated community. Lysaroda plans to build 187 comfortable and decent homes comprising of single modern houses, 1bedroom (50), 2 bedrooms (55). And 3 bedrooms (55). In addition, the project will build 3 floors of condominium houses of 1bedrooms (9). 2 bedrooms (9) and 3bedrooms (9). These condominiums will be rented out to people who prefer renting to buying a house. 1 School building, 1 medical clinic, 2 playgrounds, 2 restaurants, 3 buses, 1 swimming pool and a clubhouse, farmland, 50 market stores will be included in the project.
