Innovation Site Incubator Program
Project Overview
The purpose of the Innovation Site Incubator Program (ISIP) is to provide sites for manufacturing operations along with research and development facilities for companies, industries, and non-profits tackling the world’s largest problems. The goal of the ISIP is to utilize existing talent, economic incentives, and local resources to place groups into developed sites ready to receive specialty use facilities. Funding provided to the ISIP would be used to purchase and develop industrial sites in areas that would benefit from overall economic impact with job creation and industry.
Executive Summary
Citadel Real Estate Group, LLC will use funds allocated to the ISIP to purchase industrial land, install utilities, rough grade, and overall prepare industrial sites for subsequent rounds of funding for specialty use industrial projects. Funding will be used to manage, develop, and facilitate site selection for innovators. Our vision is to prepare the way and provide the landing ground for Innovation. Sectors that we would target include, but are not limited to; Clean Energy, World Hunger, Clean Water, Alternative Powered Vehicles, Healthcare Technologies, Biotech, Artificial Intelligence Systems, Nanotechnology, Aerospace Technologies, Augmented Reality, Cybersecurity, Energy Efficiency, etc. All these would find a home in research and manufacturing parks supplied by the ISDP. Based in Nevada, initial funding would be focused in Nevada and the surrounding states utilizing economic incentives, grants, and abatements offered by local municipalities. As projects are funded and developed, the program’s vision is to use funds generated to continue to develop and manage similar sites across the world. Phase I of funding would be to purchase Land from on and off-market listings, Land Auctions, and any other means available. Site selection will depend on availability but limited to industrial areas. Selection will include analysis of available resources that will ultimately be required by the end user. We will work with local programs, schools, and employment resources to provide everything users will need to operate these projects. The current goal is to locate 1,100 Acres of land across multiple cities/communities for development.
