OVERVIEW: The acquisition of these three ranches allows us to provide immediate fulfillment of our proposed Humanitarian and Community Services in Colorado, Utah, and Oregon for the purpose of Veteran Rehab, Christian Spring and Summer Camps, Women in Ranching Training Facility, Sports Training Center, Cattle Ranch and Agricultural production, Bison Ranch development, Hunting and Fishing Services, Family Recreation, Dude Ranch, BMX, Snowmobiling, Hiking, Cross Country, Weddings, Anniversaries, Motorsports, local community events, and great employment opportunities. These ranches also provide community development opportunities for RV Parks, ATV’s, off-road excursions, trail rides, residential and destination vacation home sites, to include Lodge and Cabin development. There is an opportunity on all of the ranches to develop conservation and wildlife habitat improvements. Executive Summary

PRESENTS Rancho del Tigre Bienvenido a Rancho del Tigre. Welcome to Rancho del Tigre. Rancho del Tigre #1: Annabella Land & Cattle Ranch in Richfield, Utah. We are currently considering one of the most beautiful operating cattle ranches in Utah. It is located less than two hours from Salt Lake City in the community of Richfield, Utah. An existing cattle ranch operating since 1880 make this property somewhat unique. The current property is known as the Annabelle Land & Cattle Ranch and is well known and respected for its cattle and agricultural operations. The ranch improvements on 7,942 +/- acres include two historical cabins dating back to 1910 and 1930. Neither are habitable. There is an existing Main residence on property requiring some upgrading to make it fully functional. New accommodations are required to be design-built. The possibility of developing a Lodge and cabins is a possibility. Ranch operations include 300 head of Angus/Wagyu beef cattle, one of the largest hay productions in the State of Utah, recreation horse rides, hunting for deer and elk, and a variety of game birds. An additional 1,000 head of cattle and 250 bison could be raised on the ranch. A new barn is needed. All of the ranch and agricultural equipment is in good operating condition, are included in the purchase. Water for all operations is secured with major water rights and features natural springs and four wells. Additional information regarding the ranch is provided in the attached brochure. Tiger Bill Holden dba Tiger Team Biz is proposing an expanded use on the ranch for commercial and humanitarian purposes: 200 +/- acre Hemp Grow, expanded cattle and equestrian uses, a Christian Camp, Veteran Rehab program, RV Park, Women in Ranching Training Center, Corporate Executive Motivational Training Camp, Dude Ranch, Motor Sports Complex, Mountain Bike and BMX Racing, Sports Complex (Racquetball, Pickleball, Basketball, Physical Fitness Center, and Swim complex), Hunting is available for deer, elk, and a variety of game birds. Aviation services are available at the municipal airport in Richfield located about 12 miles from the ranch. This project would create approximately 15 Management and staff and over 300 full, and part-time employment positions. A full-time Special Events coordinator would be hired to market and coordinate a variety of recreation amenities and entertainment opportunities. Acquisition price is $25 Million USD and an estimated $25 Million in development costs. Total project acquisition and design-build estimated cost of completion is $50 Million USD. The project design-build estimated completion time is 18 to 24 Months from date of Funding. Rancho del Tigre #2: The Ranch at Aspen Ridge in Bly, Oregon Welcome to Aspen Ridge Resort Ranch. The Lodge has five Guest Quarters and Master, in addition to, five beautiful 1250 sq.ft. custom cabins featuring two bedrooms and bath located on 3,598 +/- acres. The Aspen Ridge Ranch is a working cattle ranch handling over 600 to 850 black angus cattle each year. The Aspen Ridge Resort Ranch has been in operation since 1975 and has been a successful family operation ever since. The ranch also features a great hunting operation with many deer, elk, bear, and wild turkey on the ranch. The nearest commercial airport is in Medford, Oregon. The Purchase price is $10,350,000 and will require an estimated $9,650,000 additional capital for expansion of services and reserve operating capital for a total of $20,000,000.00. Rancho del Tigre #3: River Mountain Ranch in Del Norte, Colorado The River Mountain Ranch is an impressive “Live Water” ranch noted for its 2.5 miles of the Rio Grande River well known for its Gold Medal trout fishing and huge Elk, deer, antelope, bear, wild turkey, and other variety of game birds. A true development opportunity for recreation, hunting and fishing, and livestock operation located on 1,582.98 +/- acres. Nearest commercial airport is within 3 miles. The purchase price is $11,970,000 with an estimated $18,030,000 for an outstanding design-build project for a total of $30,000,000.00. Note: Total funds required to purchase all three ranches, 13,122.98 +/- acres, 1100 cattle, all operating equipment, and destination resort to include all improvement costs, operating expenses, and reserve is $100,000,000.00. “Tiger Bill’s” extensive background in sports complexes include over 97 racquetball, tennis, and swim clubs he consulted on in addition to being two time World Racquetball Champion and two Gold and one Silver in Racquetball in the 2008 Senior Olympic Games. His Motorsports background included helping his father build the American Eagle Racing Engines for NASCAR, short track fairground racing, and Road Racing for Jaguar at Nurburgring, Germany 1962-1964, driving for Peter Linder, the famous German driving Ace. Tiger designed and help build the Ventura, California short track. He also designed the full racing complex that was to be built in Victorville, California, but was built in Las Vegas, Nevada, now known as the Las Vegas Motor Speedway. In regard to real estate and development, Tiger has over forty-eight years experience in real estate sales and acquisitions, project design-build, and international consulting. His largest design-build consulting project was a $35 Billion USD development to be built in Puerto Penasco, Mexico on the Sea of Cortez on approximately 10,000 +/- acres.
