Introduction and Development Funding Requirements This business plan is a 10-year plan (2023 to 2032) for the development of one hundred (100) CRC 3 Centers home to three CRC Concepts: Thr33 SQRS + SQRS BAR and M S T R D + R L S H and Sqrs Cafe – a Puff Pastry and Coffee concept. Three SQRS + SQRS BAR will offer full meal service, specializing in breakfast, brunch, lunch and dinner. Thr33 SQRS + SQRS BAR will host a full-service Bar & Happy Hour and entertainment. M S T R D & R L S H will be a full-service fast-food restaurant, specializing in Fabulous Fast-Food Favorites. The investment funds will be used to complete the construction of each location and provide for initial costs, including general and administrative costs for the first months of operations. Management anticipates the venture to generate positive net earnings in the first few months of operation for each Center. The management team is comprised of personnel with restaurant management, human resources, construction and accounting knowledge in excess of 100 years of collective experience. Our unique and creative meal presentations offered in the $15 to $30 per person price category, the restaurants cater to families, singles and business clientele. The restaurants have some key advantages: a menu developed, and customer tested, over decades of operating experience in a large number of communities served by a large number of competitive concepts; the choice of three-star must-see AAA locations for each restaurant; with both large business and residential populations located within a three-to-five-mile radius. Management believes our concepts will develop into a destination of choice with an ever-growing number of repeat patrons. The management team recognizes the necessity for capital planning, therefore, included in the business plan are detailed financial forecasts. With available capital made ready for expansion, the company plans to develop our three concepts nationally and has projected a development program that will open 100 CRC 3 Centers during the 10-year period from 2023 to 2032. Each new CRC 3 Center will be located only in AAA locations situated around the country. Each and every item on the varied menu will be researched and developed to be of the finest quality in its’ category and presented in the most creative and appealing way possible. Our project will result in the direct full-time employment of 12,422 team members, all of whom will receive above average industry wages and benefits packages. In addition, we will generate approximately 12,330 indirect job opportunities and 36,900 Construction jobs, for a total of 61,652 jobs. Executive Summary Thr33 SQRS + SQRS BAR and M S T R D + R L S H and Sqrs Cafe are three new and exciting restaurant concepts created by the owners of Creative Restaurant Concepts LLC. The management of CRC LLC intends to purchase AAA space in high traffic retail power centers. The Company requires funding of $2,352,532,566 USD plus the cost of money ($588,133,142) to adequately fund the development of 100 CRC Centers across the USA. The 100 CRC 3 Centers units will be developed as wholly owned land and building units. The total capital development requirements are projected to be infused over a period of eight (8) years. A typical CRC 3 Center will generate approximately $11,318,580 in Revenue per Center annually and Profits of $1,634,803 per Center annually. NOTE: 88% of the funding is secured by REAL ESTATE. This funding request includes forecasts, projections and other predictive statements that represent assumptions and expectations from current available information. These forecasts, etc., are based on industry trends involving similar operations and other factors. The projections involve risks, variables and estimates.
