EXECUTIVE SUMMARY Serenity Gardens of McAllen Serenity Gardens is intended to be established in McAllen, TX 78503 with the expectation of rapid expansion in the construction industry. The Company solicits financial backing to be able to introduce its new service (described below). Business Description: The Company shall be formed following Texas state laws and headed by Carol Croffoot. Serenity Gardens Consulting’s manager will be Doug McElroy. He has managed and overseen people and projects for over 40 years. Doug will remotely manage this project with frequent visits to the job site until job completion. He will ensure the Serenity Gardens branding is consistent across the country. Currently interviewing specialty contractors to join our team. Mission Statement: Our Mission is to help low-income senior citizens in the United States by developing a resort-style retirement community that can accept Hud housing assistance for each single senior or senior couple as full rent. This will help our beloved elders have more discretionary funds and enable them to lead healthier, happier lives in their golden years with other seniors and activities to enjoy on an ongoing basis. Rent is increasing right now in many communities across the country. Many Seniors face difficult housing decisions because rent is continually increasing, and they can’t afford to stay. They shouldn’t have to choose between paying their rent or buying prescriptions. This cycle will be broken with Serenity Gardens, we put people before profit. New Service: The Company is prepared to introduce the following service to the market: Retirement Community Rental Residence: Our service helps low-income Seniors have real quality and affordable rental housing. After paying into Social Security for 50 years and seeing the minuscule returns as a result, we saw the need to help low-income senior citizens have a more secure, affordable, and enjoyable life by building a retirement community that is subsidized by HUD so our seniors can have the retirement home security they deserve. There are over 15,000,000 low-income senior citizens in the United States to date. Most true low-income senior residences have long waiting lists and cannot keep up with the demand. And that demand is growing substantially daily with over 10,000 baby boomers turning 65 every day, and this growth will continue for 15 more years. To build a much-needed retirement community in McAllen, TX. Why the need: Texas has one of the biggest shortages of affordable senior housing in the country. More than 765,000 older Texans are struggling to keep their homes. This problem will only get worse as the baby boomers age. Seniors 65 and older in Texas households are spending 30% or more of their income on house costs. This means that more Texan seniors aged 65 or older, who are on fixed or failing incomes can’t afford necessary costs like healthcare. They are spending most of their income on rent or mortgages to keep a roof over their heads. Financial predictions suggest a minimum percent return on investment by the conclusion of the financing period. Business Goals and Objectives: Short-Term Goals: Our Short-term goal is to acquire 100+ acreage to develop and build a 400 home Retirement Community in McAllen, TX. Long-Term Goals: Provide affordable homes to help our older adults, 62+, who are being priced out of market-rate housing, low- income apartments are difficult to find, have long waiting lists, and have unrealistic eligibility requirements. This retirement community is in McAllen, TX will have 400 homes. The average HUD housing subsidy is: 1 bedroom = $745 per month. 2 bedrooms = $845 per month. 100 homes @ $745 = $74,500 300 homes @ $845 = $253,500 income per month, $328,000 With projected monthly expenses of $57,500, there is a substantial profit of $270,500 per month or $3,246,000 annually.
