Executive Summary

Serenity Gardens is intended to be established in Kingman, AZ 86401 with the expectation of rapid expansion in the construction industry. The Company solicits financial backing to be able to introduce its new service (described below). Business Description: The Company shall be formed following Arizona state laws and headed by Tammie McElroy. Serenity Gardens Consulting’s manager will be Doug McElroy. He has managed and overseen people and projects for over 40 years. Doug will remotely manage this project with frequent visits to the job site until job completion. He will ensure the Serenity Gardens branding is consistent across the country. Currently interviewing specialty contractors to join our team. Mission Statement: Our Mission is to help low-income senior citizens in the United States by developing a resort-style retirement community that can accept Hud housing assistance for each single senior or senior couple as full rent. This will help our beloved elders have more discretionary funds and enable them to lead healthier, happier lives in their golden years with other seniors and activities to enjoy on an ongoing basis. Rent is increasing right now in many communities across the country. Many Seniors face difficult housing decisions because rent is continually increasing, and they can’t afford to stay. They shouldn’t have to choose between paying their rent or buying prescriptions. This cycle will be broken with Serenity Gardens, we put people before profit. New Service: The Company is prepared to introduce the following service to the market: Retirement Community Rental Residence: Our service helps low-income Seniors have real quality and affordable rental housing. After paying into Social Security for 50 years and seeing the minuscule returns as a result, we saw the need to help low-income senior citizens have a more secure, affordable, and enjoyable life by building a retirement community that is subsidized by HUD so our seniors can have the retirement home security they deserve. There are over 15,000,000 low-income senior citizens in the United States to date. Most true low-income senior residences have long waiting lists and cannot keep up with the demand. And that demand is growing substantially daily with over 10,000 baby boomers turning 65 every day, and this growth will continue for 15 more years. According to https://www.consumeraffairs.com * More than 15 million older adults are economically insecure in The United States of America. • About 50% of seniors rely on Social Security for the majority of their income. • Over the next 10 years, the number of elderly Americans without homes could triple. • Poverty affects older adults differently than other demographics — these individuals are especially vulnerable to economic instability when their physical health, cognitive abilities and social networks decline. One more sad fact is, that it takes 38 months for a senior citizen who qualifies for HUD housing assistance to get the help they need. We do not want our seniors to have to wait that long to have a secure home, so we are including grants for those who are waiting for their HUD subsidy to take effect so our Seniors can move into our Retirement Community immediately and start enjoying their retirement with other seniors. * Elderly Poverty Statistics (2023): Senior Poverty Rate | ConsumerAffairs Funding Request: The Company requests funds of $252,931,940.40 over the course of 1 year. To build a much-needed retirement community in Kingman, AZ. Why the need: According to the Affordable Housing Initiative for Older Adults, an Initiative for the Tucson Housing Foundation and AARP Arizona share that over 3,000 older adults remained on years-long waiting lists for subsidized housing in Tucson and surrounding areas (Report on the State of Housing for Older Adults in Tucson, Arizona, 2018, Pima Council on Aging). They acknowledge that the affordable housing crisis for older adults will continue to expand as the impact of recent social, economic, and health concerns – such as COVID 19, steadily rising construction costs, shrinking subsidized housing options, and a growing and more diverse older adult population – challenge our already burdened affordable housing infrastructure. Affordable housing is universal in its capacity to meet the needs of individuals and families across demographics. However, current and emerging older adult populations represent social and economic trends that require special attention when envisioning and implementing sustainable affordable housing projects. https://aarp-states.brightspotcdn.com/16/fd/dc3fbd0d49ac8e4b21c4187ba18e/affordable-housing-initiative.pdf Business Goals and Objectives: Short-Term Goals: Our Short-term goal is to acquire 100+ acreage to develop and build a 400 home Retirement Community in Kingman, AZ. Long-Term Goals: Provide affordable homes to help our older adults, 62+, who are being priced out of market-rate housing, low-income apartments are difficult to find, have long waiting lists, and have unrealistic eligibility requirements. This retirement community is in Kingman, AZ will have 400 homes. The average HUD housing subsidy is: 1 bedroom = $860 per month. 2 bedrooms = $1090 per month. 100 homes @ $860 = $86,000 300 homes @ $1090 = $327,000 Income per month, $413,000 With projected monthly expenses of $57,500, there is a substantial profit of $355,500 per month or $4,266,000 annually. What will happen to these funds? If you want happiness for an hour, take a nap. If you want happiness for a day, go fishing. If you want happiness for a year, inherit a fortune. If you want happiness for a lifetime, help somebody.” ― Chinese Proverb Serenity Gardens set out to change people’s lives every day by putting people before profits. This goes beyond our little community. The remaining funds will be donated to local programs, reinvested in our community, expanding Serenity Garden models across the country, and charity organizations. We have already started partnerships with several Charities that share our vision and goals of improving lives every day. Phoenix Children’s Hospital believes providing world-class care for every child is more than a mission—it’s their promise. They are not just one hospital. They are an integrated pediatric health system answering the needs of children and families across the state, region, nation, and world. One project we hope to fund is Shaping the Future of Children’s Health. Research is critical to developing new therapies and treatments that will save children’s lives. But historically, pediatric research has moved much too slowly in the U.S. Less than 10% of funding from the National Institutes of Health supports pediatric research. And out of almost 398,000 studies sponsored by the pharmaceutical industry, only about 2,100 involve pediatric patients. To address this demand, Phoenix Children’s Hospital will be launching a world-class research enterprise. It will include building a dedicated, state-of-the-art research facility and laboratories. The Research Institute will drive game-changing breakthroughs in pediatric medicine that will benefit children for generations to come. Alex’s Lemonade Stand Foundation has promoted collaboration and working together to find cures. The Crazy 8 Initiative exemplifies this approach. Launched in 2018, the Crazy 8 details roadmaps toward cures for specific, hard-to-treat childhood cancers. The first-of-its-kind initiative started with a meeting in Philadelphia of more than 90 top childhood cancer researchers from across the globe. Already, the team has made critical discoveries in hard-to-cure cancers such as neuroblastoma, sarcomas, high-risk leukemia, and brain tumors. The projects are positioned to change the landscape of childhood cancer within five years. Through their Crazy 8 model, they will continue to bring together researchers and experts from across multiple institutions who are leaders in their respective fields to solve the biggest problems in childhood cancers. Serenity Gardens will be part of the village it takes to find cures for the hard-to-cure cancers. Every child deserves a chance, and we will be sure they get it. These are just a few examples of how we will give back to our community and improve the lives of many on our journey.
